Garage and Out Buildings
Simple garage plans, four walls, one storey in height and up to 592 sq. ft., can be provided at a fixed price. Simple garage plans larger than this will be charged the fixed price plus a price per every additional 100 sq. ft. Customized garages will be assessed and may be charged a rate per sq. ft.. If a site plan is required the service below will apply.
Site Plans
Site plans are required for building permit application to illustrate setback requirements are met, area of accessory buildings do not exceed the maximum areas and to identify other physical and environmental features that could affect the proposed design. A fixed price for straight forward site plans plus a hourly rate for doing on-site analysis applies. Large complex properties will be assessed as required. A legal survey may be required if there is question about a setback, or as deemed required by the local government.
Home renovations & additions
Home renovations are charged on an hourly basis. This includes on-site measure, if needed, and consultations. If existing permit plans are available, this is helpful. Additions to existing buildings will be charged a rate per sq. ft. plus an hourly rate to draw up the existing building or provide renovation plans for the existing building.
New Home Design
New home design is charged on a rate per sq. ft. basis. Area is calculated to the outside of the exterior wall sheathing on each floor level. Crawlspaces under 5'-9" from floor to underside of joist are not charged. The initial consultation is included in the overall fee. Further consultations are charged on an hourly rate, minimum one hour.

Exclusions
Permit fees and any other fees required by the local government are the responsibility of the Owner of the property being developed. Structural or Geotechnical engineering, if required, Energy Advisors, Biological Services or any other specialized, professional services are by others and are the responsibility of the Owner of the property being developed.
